Kristin started with HOPE in May of 2012 but has a long history of working with non-profit housing organizations. In his roles with both the Southern California Health and Living Project, and also the Harbor Regional Center in Torrance, he was involved in housing development including procuring funding from state and municipal funding sources as well as acquiring and rehabbing properties. Kristin has a Bachelor's degree from Cornell University and a Master's degree from The Claremont School of Theology.
Denise joined the organization in 2010 as the Director of Development and in 2015 was promoted to Associate Director. She is responsible for all property acquisition, plan development, and construction management for all of HOPE’s properties. She interfaces with realtors, architects, licensed general contractors and other professionals during the acquisition and rehabilitation phase of the projects and works directly with the Regional Centers and tenants during all phases of the development of the projects.
Director of Operations & Finance
Charles DeCuir joined HOPE in January 2016 as our Director of Operations and Finance. He has a broad knowledge base of the nonprofit sector, city government, HUD and grants. Charles studied at USC's Marshall School of Business and CSULA where he obtained a B.S. in Business Administration. He previously worked with Fohrman & Fohrman Inc as the Financial Consultant/Account Manager and before that at the Los Angeles mayor's office as the Financial Management Director.
Director of Development & Asset Management
Daryl came onboard as Director of Development & Asset Management in March 2018. He is responsible for new project development and property management as well as oversight of all existing real estate assets. Daryl brings extensive experience in real estate, nonprofit management, and executive leadership. Before joining HOPE, he served as the Executive Director at Rebuilding Together Long Beach where he coordinated more than 180 community revitalization projects in the city. He received his J.D. at USC and his B.S. in Finance from Howard University.
Manager of Donor Relations
Jennifer has led HOPE’s fundraising efforts since 1995. Ms. Byram has worked with many city redevelopment agencies, private foundations, and corporations in securing acquisition and renovation funds for HOPE’s properties. She holds a Master’s degree in Social Work from Washington University in St. Louis, MO with a specialty in administration.
Manager of Community Relations
Ian came onboard in 2015 as our Manager of Community Relations. He is responsible for implementing community outreach, donor cultivation, and communication strategies to grow support and funding for our mission. Prior to joining the team he served an AmeriCorps year with LISC implementing tutoring services for at-risk youth in Santa Ana and 8 years at LINC Housing Corporation coordinating a statewide volunteer resource management system. He attended CSULB where he obtained a bachelor's degree in English.
Rosie became a member of the HOPE team in October of 2015. Her role as Project Manager includes overseeing construction activity, creating project schedules, coordinating contractor bids, and tracking and maintaining budgets. Rosie brings years of experience working in the construction industry with California Plastering, Goodwill of Southern California, J. Colavin & Son and Cal Building Maintenance Industries. She resides in and enjoys South Bay activities. Rosie is an outdoor enthusiast and always brings along her toy poodle, Coco, who is the love of her life!
Alice has been with HOPE since 2012. Her duties include supporting bookkeeping and annual audit activities. She received her accounting certificate from UCLA extensions. Prior to HOPE she worked for 20 years at the insurance brokerage M Advisory Group in Torrance and served as Vice President at Cogent Financial Group in Long Beach. Alice enjoys spending time with her grandchildren and is a local traveler who loves taking trips to Palm Springs and Las Vegas.
Accounting & Compliance Analyst
Jasmine Buchanan joined HOPE in March of 2017. Her responsibilities as the Accounting & Compliance Analyst consist of processing and tracking HOPE’s financial transactions and supporting year-end audits. She also assists with the compliance and reporting to HUD, banks, government agencies, and grantors. She graduated from Coastline Community College with her Associates Degree in Accounting.
Mary began working with HOPE in the Fall of 2015. Her role is to tell HOPE's story and its commitment to providing quality housing for persons with developmental disabilities. She uses photography and video to share how HOPE tenant lives improve as a result of living in an affordable, healthy, and stable home. Mary works closely with the Manager of Community Relations to disseminate these stories through communication channels such as the website and social media.
Janet Levine Consulting works with its clients to assess the needs of their organization and then create an actionable game plan to reach their goals. Its areas of expertise include: fundraising strategies & campaigns, board & staff development, training programs, and individual & organizational coaching.
Alexis has worked with HOPE for several years as HOPE's CPA, performing duties such as assisting with keeping financial records, reporting to governmental agencies and funding sources, and preparing for our audits. Jensen & Company is a general accounting firm where your prosperity is their business. Their motto: being proactive with global business and tax planning.
Appleby Property Management has been HOPE's primary property management company for over 10 years. Their friendly and knowledgeable staff assist with day-to-day tenant and property oversight for HOPE's entire portfolio and ensure that HOPE's tenants receive the best service and the timeliest response. For over 30 years Appleby has been provide stellar services for property owners throughout the greater Long Beach area.
Vice President/Relationship Manager

Senior Relationship Manager
First Republic Bank has been partnering with HOPE for the past several years by providing loans to support our efforts in realizing the dream of independent living for even more members of our community. Jaime's Landscape has worked with HOPE for nearly 10 years providing regular landscaping maintenance for all of HOPE's properties. In the past several years Jaime has worked as HOPE's landscape designer providing the homes with beautiful and functional yard spaces for over 20 of HOPE's homes. Jaime's Landscaping provides landscape design, construction and maintenance, also irrigation systems and water saving solutions, and tree care.
Rehab and Construction has provided outstanding renovation services for 6 major projects and over 20 minor projects in the past 3 years working with HOPE. Projects include everything from total home renovations to roof work, bathroom remodels, accessibility ramping, cement work, plumbing and electrical, fencing and more. Rehab and Construction specializes in home improvement remodeling or general construction needs and have been providing remodeling and construction services to satisfied customers in the Los Angeles and Orange County area for the past 25 years. Their goal is to use their experience to assist their clients with their design and input in order to help them realize their goals and dreams for their home repair and remodeling projects, always working within their budget and timeframe.
Gonzalez Construction Company has been in business since 2003 and counts more than a decade of experience managing large residential and commercial projects. They are a contractor of choice for renovating HOPE homes for residents who have severe medical or behavioral challenges. Their expertise is in ensuring that our housing does not feel like hospital facilities, instead they become warm and comforting homes. Gonzalez Construction Company has been a part of the HOPE team since 2012 and has now completed 6 projects for our organization.
Mr. Dilworth established his construction company (Dilworth Construction) in 2008 with previous experience overseeing all phases of residential and commercial construction with private-sector and non-profit clients. His experience includes a specialty in full restorations for fire losses, residential and commercial additions, and many projects requiring custom work to accommodate occupants with disabilities while maintaining a high quality standard. Mr. Dilworth has completed 15 remodeling projects for HOPE for permanent and sustainable properties, including a complete renovation on a 5 unit apartment building for HOPE.

LBCF President & CEO
HOPE began a partnership in 2014 with the Long Beach Community Foundation (LBCF) when a designated fund was established at LBCF for purpose of supporting HOPE's capital campaign. As a community foundation, LBCF has many roles within the greater Long Beach area. One role is partnering with local nonprofits to manage endowments and invest funds. LBCF allows nonprofits to pool their funds with more than $2 billion in investments as an effective and efficient way to create stability and financial diversification for the future of a nonprofit organization.
Stewart Darrell, CFA
Harris Financial Advisors began working with HOPE in February 2015 to assist in the development of a long-term investment fund for the Licensed Home program.
